Will has done an excellent job walking through selling my first home. He's gone above and beyond to find me multiple offers and working with the buyers agent to make the sale. I recommend his services to everyone I meet as an excellent realtor both buying and selling as well as property management team.

I just closed on a house in Redondo Beach with Will. He is fantastic! Very upfront so he earned my trust right away. He provided us the inspection report before we made an offer so everyone had the right expectations going in. He is very pleasant to work with even when things come up. We had a situation because it was 2 houses on a lot and there was no HOA which presented a problem securing the loan. Will took the lead to determine what needed to happen and worked between our lender and the insurance folks to come up with a solution. He also worked with the buyers to ensure a team came in to clean the house, which was left very mess, so we could move in. He is a real pro and I would use him again and highly suggest you do too!

In all my experience with property managers, it does not get better than Tiao Properties. They managed an investment property for a mutual client. They were always extremely professional, took full responsibility for overseeing all matters with the property, and all had the best team attitude. I look forward to working with them again. Christina Russo made my move into a great loft quick and painless. She is thorough, empathetic, and communicative. Having dealt with many agents in the past, I must say Christina is a refreshing departure from the usual 'used car salesman' antics I've experiences in the past.

Not only are they exceedingly proficient and resourceful, they are great people. Yes, I had 10 offers within one week of listing. Yes, they alleviated stress by referring me to trusted skilled tradesmen (extremely important). But, what sets them apart more than anything else? They actually care. Will and Diana are seriously the best landlords I've had here in LA! I've dealt with some really horrible slumlords in the past and lived in places that were unsafe and not up to code. Will and Diana actually care about you and their properties. They have an online portal which makes maintenance requests and rent payment super convenient. The property manager actually did a real walk through with me before I moved in which made me feel so much more comfortable. They are very quick to respond and are very professional. The rent is a little high, but I feel it's worth it cit the quality of care. I hope to stay here for years to come. I was also not promoted in any way to write this review. I truly recommend renting with them!

I've lived in one of Tiao's properties for three years now and recently, due to COVID-19, I experienced a particularly difficult situation. Christina, who's new to the team, didn't think twice about jumping in to help me out. Not only was she empathetic to my circumstance, she was quick, communicative, and driven to help find a solution. I felt like she actually cared – she called to check in, explored all of my options, and really heard me out. We've never had issues with Tiao but after this week, I was beyond impressed with the support shown by both Christina and the owners. Property management isn't always like that so we feel very lucky.

I worked with Will and his team to purchase my first apartment building (which they are now managing as well). The process was really great and from the beginning I felt like Will really understood what I was looking for in a property. It wasn’t long before we identified a building I loved with the right cash flow and price.As I was on the other side of the country through most of escrow, the team at Tiao Properties managed the inspections and kept me up to speed on what was going on. Overall I’ve been really happy with their services as a buyer’s agent. I’ll update when I have a bit more experience with the property management side.

I opted to invest in an area that I was pretty unfamiliar with but heard murmurings about it being an up-and-coming area. Will was able to provide the much-needed context & insider scoop about the area — an area he's been following for 3-4 years now.

2) Deal Sourcing
He identified an off-market property that wound up appraising for more than $100K over what I paid. Not mad at that!

3) Client Service
Trust. I trust that Will & team have my back. I'm a naturally skeptical person, so it's hard for someone to build trust so quickly with me. I appreciated his candor — both good & not-so-good — about the property. He's quick to respond whether it be via text, email or phone.

I stumbled upon Tiao properties via a direct mail advertisement [direct mail works people!].

I noticed the professionalism of the card, and also liked the fact that they were based in Echo Park, where I was in the market for a property manager and realtor.

Rental Review:

One of the best decisions I made when deciding to rent my house was hiring the services of Tiao properties. They truly “manage” in every sense of the word.

The Amazing team (lead by Diana Tiao) was extremely professional in dealing with the tenants, and provided a constant stream of communication with regards to property issues and maintenance.

A thorough screening process of the tenants was conducted way before anyone was allowed to occupy.

They took care of daily maintenance needs. The team had an array of contractors and handymen that were utilized when property wear and tear issues arose.

They advised and managed all the finances, updated accounts, kept very organized bookkeeping and even took care of the financials regarding tax reporting.

The resources and management experience available during my rental period enabled me to have full confidence and trust that someone was looking out for my property and for me.

I would recommend Tiao properties as a true one stop shop when it comes to property management.

They say that selling your house is one of the most stressful times of your life and I would have to respond with “Not when you have Will Tiao as your realtor!”

The sale was fairly easy, painless and certainly not stressful. The level of experience and knowledge that was provided, made for a very straightforward and calculated sale.

I interviewed so many realtors before finally deciding on Will and Ken to help me with my purchase of my first multi family property. I chose them because they seemed the most experienced in the space, and I liked that they also had a property management company in case I ever needed those services in the future.
Ken was my main point of contact throughout the buying process and it was a great experience. My favorite parts about working with this team were:
1. They truly work in your best interest. Some other agents may push you to close on a deal purely because it will get them paid faster. Ken was absolutely not like that. He was not afraid to say “I don’t recommend moving forward with this deal.” He wanted to make sure you felt comfortable in your decision and felt good about moving forward. Even after we entered escrow, he made sure to check in with me that I am still feeling good about the transaction, and reiterated that we can cancel escrow if we needed to. We ended up cancelling escrow on a property where we found major issues, and Ken was very supportive throughout the whole process.
2. They really know their stuff. If you are looking for a team that knows all of the little nuances about buying multi family and property management in LA, this is the team for you. There were so many small details, like rent freezes, permits, inspections, etc. that I would have never known if not for this team. Even though I was working with Ken and Will on the real estate side, Diana on the property management side went out of her way to answer my questions about property management. They are some of the most knowledgeable people in the space, especially for the LA market.
3. They are well connected. The property I ended up purchasing was an off-market deal brought to me by their team. This helped because there was no competition for the offer, and it expedited a lot of the process. Especially in this competitive market, off market deals are where you can still find a lot of value, so you need a well-connected agent. This team is that and more. In addition, because of their property management business, they are very well connected to plumbers, handymen, contractors. inspectors, etc. I will definitely continue to lean on them as I manage my first property.

The three points above were the highlights of my experience, but overall it was such a pleasant experience working with them. The cherry on top was they even sent me a gift basket and Lowe’s gift card after I closed! Small detail, but was a great end cap to a long buying process. I’m very happy with my decision and will continue to work with them for future purchases.

We reached out to Tiao Properties to rent our 4 bedroom house in Burbank and instead they sold our house. We could not be more pleased. COVID has created so much disruption and uncertainty for the world. We feel so lucky to have Will and Diana by our side – clearly and confidently navigating us through every step of the sale, managing our expectations, and delivering to them.

Back in May, our family bought a house in a different state as an investment property. We were planning to renovate and use it as a rental property. In July, we decided to relocate for the remainder of the summer and invited Will to look at our Burbank home. He felt confident that we could get over the average price of a Burbank rental. Maybe we should consider living in our other home? At the end of the summer, we decided not to return to Burbank. We came back in October to pack up the house and get it ready for rental. Diana did a thorough walk-through of the house. We took all her recommendations for home improvements and her team handled it.

After looking at comps and the real estate market, Will encouraged us to sell. We quickly ran the numbers, spoke to our trusted advisors, and agreed.The house was ready for viewing by November. After one open house, we had 4 offers above list price. Will carefully discussed our options, never pushing us in any direction. Granted we were in a situation where there were no bad options, he did a really good job of providing just enough detail for us to see the right option. We completed escrow last week and are now looking for our next investment opportunity.

We are very happy with the level of communication, access, and speed at which Tiao Properties responded to our needs. We also really appreciate that they pointed us to a better opportunity when they could have kept us as a customer for a longer period of time. These are highly intelligent and trustworthy people who not only listened to our concerns, but also showed us where we should go.As a point of comparison, we used a different realtor when we bought the Burbank home. She never actually succeeded in showing us a home we liked. I don't think she really took the time to understand what was important to us. We found our Burbank home on our own, but went through her for the purchase. And then she disappeared to Burning Man when we were closing on the house.

Was super helpful in referring me to an escrow company in California that could help us out. We are located in Pennsylvania so trying to transfer land from mom to son and finding someone in PA with a California license has been difficult. They recommended someone and were extremely nice and prompt with their responses. Nice people they are. ^_^

If you are SERIOUS about selling your home (or duplex in our case) and get the best price for it and service, then I wholeheartedly recommend you to contact and sign a contract with Will Tiao and his highly efficient team. Or just get a no-frills consultation from him! We made the mistake of listing with another real estate agent, without doing due diligence, and she sat on our properties wasting a whole year without even bringing one offer–any offer as we told her!
