I just closed on a house in Redondo Beach with Will. He is fantastic! Very upfront so he earned my trust right away. He provided us the inspection report before we made an offer so everyone had the right expectations going in. He is very pleasant to work with even when things come up. We had a situation because it was 2 houses on a lot and there was no HOA which presented a problem securing the loan. Will took the lead to determine what needed to happen and worked between our lender and the insurance folks to come up with a solution. He also worked with the buyers to ensure a team came in to clean the house, which was left very mess, so we could move in. He is a real pro and I would use him again and highly suggest you do too!

In all my experience with property managers, it does not get better than Tiao Properties. They managed an investment property for a mutual client. They were always extremely professional, took full responsibility for overseeing all matters with the property, and all had the best team attitude. I look forward to working with them again. There are not enough stars for how satisfies I am as a client of Tiao Properties. Will, my broker and his fabulous team sold my building in Boyle Heights at over asking that more than covered his commission. Tiao Properties is great at marketing and my building sold in less than 2 months with multiple offers at the height of the Covid crisis.

Will Tiao did an amazing job helping me close on a property in Los Angeles. In a very tight market I was able to get an offer accepted within the first couple tries which is unheard of in the Los Angeles area. Will knows his area incredibly well and will let you know the exact price you need to offer to get accepted. He also helped me when there was a title issue with the house during escrow. I had no idea what that even meant and he was able to get that taken care of within days. He also had to deal with a very litigious lawyer on the seller’s side and a very uncommunicative seller’s agent (we later learned that the offer right below mine would have been her own client so she had good reason to not assist with closing). I wholeheartedly recommend him to anyone looking to buy or sell in this area.

Will is not merely a real estate broker, he’s a real estate coach. The bottom line is that I would not have a closed deal right now had Will not been involved with our purchase. We were faced with inordinate challenges on this project but working with Will allowed us to finalize it without the stress that could have unfolded had he not navigated the waters as thoughtfully as he did. I was searching around for a property management company and came across Tiao properties through Yelp.They gave us insight to all that they do in regards to property management and some referrals to great experienced vendors.They have a great online property management system that takes care of rent payments even repair requests. Rental Review:

One of the best decisions I made when deciding to rent my house was hiring the services of Tiao properties. They truly “manage” in every sense of the word.

The Amazing team (lead by Diana Tiao) was extremely professional in dealing with the tenants, and provided a constant stream of communication with regards to property issues and maintenance.

A thorough screening process of the tenants was conducted way before anyone was allowed to occupy.

They took care of daily maintenance needs. The team had an array of contractors and handymen that were utilized when property wear and tear issues arose.

They advised and managed all the finances, updated accounts, kept very organized bookkeeping and even took care of the financials regarding tax reporting.

The resources and management experience available during my rental period enabled me to have full confidence and trust that someone was looking out for my property and for me.

I would recommend Tiao properties as a true one stop shop when it comes to property management.

Although we didn't go with this agency for our property, I would still highly recommend Will and his team. I interviewed so many realtors before finally deciding on Will and Ken to help me with my purchase of my first multi family property. I chose them because they seemed the most experienced in the space, and I liked that they also had a property management company in case I ever needed those services in the future.
Ken was my main point of contact throughout the buying process and it was a great experience. My favorite parts about working with this team were:
1. They truly work in your best interest. Some other agents may push you to close on a deal purely because it will get them paid faster. Ken was absolutely not like that. He was not afraid to say "I don't recommend moving forward with this deal." He wanted to make sure you felt comfortable in your decision and felt good about moving forward. Even after we entered escrow, he made sure to check in with me that I am still feeling good about the transaction, and reiterated that we can cancel escrow if we needed to. We ended up cancelling escrow on a property where we found major issues, and Ken was very supportive throughout the whole process.
2. They really know their stuff. If you are looking for a team that knows all of the little nuances about buying multi family and property management in LA, this is the team for you. There were so many small details, like rent freezes, permits, inspections, etc. that I would have never known if not for this team. Even though I was working with Ken and Will on the real estate side, Diana on the property management side went out of her way to answer my questions about property management. They are some of the most knowledgeable people in the space, especially for the LA market.
3. They are well connected. The property I ended up purchasing was an off-market deal brought to me by their team. This helped because there was no competition for the offer, and it expedited a lot of the process. Especially in this competitive market, off market deals are where you can still find a lot of value, so you need a well-connected agent. This team is that and more. In addition, because of their property management business, they are very well connected to plumbers, handymen, contractors. inspectors, etc. I will definitely continue to lean on them as I manage my first property.

The three points above were the highlights of my experience, but overall it was such a pleasant experience working with them. The cherry on top was they even sent me a gift basket and Lowe's gift card after I closed! Small detail, but was a great end cap to a long buying process. I'm very happy with my decision and will continue to work with them for future purchases.
